Electrical testing

Electrical testing is a legal requirement and is undertaken on an eight year rolling cycle.  This work is known as a PIR (periodic inspection report). The purpose of these tests is to check the condition of the electrical circuits in your home. We use an external contractor to carry out these checks, with any rectification work being done by our in-house electrical trade staff.

These tests could identify something small, like a broken switch or socket, or something more serious, like a circuit that has deteriorated through age, or has been damaged by rodents.

All works are completed within the guidelines & conditions of the relevant regulations to 17th Edition IEE Wiring Regulations (BS7671:2008).

The IEE Wiring Regulations (IEE:BS 7671) are the national standard to which all domestic and industrial wiring must conform.

The regulations are produced by the Institution of Engineering and Technology. They are related to the Institution of Engineering and Technology and as such is used for all books related to the wiring regulations.

A new edition of the "Wiring Regulations" - the 17th Edition - was published in January 2008. These reflect the significant changes to both the technical content and structure of the book. Key changes in the volume include: a change allowing a socket outlet in bathrooms (if 3ms from the edge of a bath or shower and rcd protected)

The IEE Regulations (BS 7671) are the standard to which all wiring both industrial and domestic must meet. New editions of the Regulations are produced periodically.

Extension of the Regulations to cover new special locations': exhibition shows, photovoltaic (pv) power supply systems, floor and heating systems, marinas and fairgrounds and amusements parks; and, re-numbering and re-structuring of chapters to align with international standards - IEE BS761.

"The Regs" move from being the 16th to the 17th edition - a major shift in name and perception of its contents.  The latest edition includes many changes to the technical content of the book and hence the standards itself - the layout of the book has also been greatly updated.

Key changes in this edition include:

  • Allowing a socket to be placed in bathrooms.
  • The regulations have been extended to include various special locations..
  • The book has been reordered to align and meet with international standards.
  • The first major update for many years the 16th edition has been in force since 1991.

The IET provides and publishes extensive guidance upon the standard as well as related codes of practice.
