Your repair responsibilities
There are certain repairs and replacements for which you are responsible. This isn’t a comprehensive list, but it gives some examples:
• Keeping your home clean
• Battery powered door bells
• Curtain battens, coat hooks and rails
• Sink and bath chains and plugs
• Electrical faults arising from the use of faulty appliances
• Plugs, fuses, light bulbs, fluorescent tubes and starters (except for those in communal areas)
• Minor plaster cracks, damaged internal decorations and other minor repairs of a similar nature
• Any appliance, structure or installation which was not supplied by Magna
• Replacement or additional locks and keys
• Arranging access to your home where keys are stolen or mislaid
• Blocked sinks, basins and baths
• Dealing with minor pest problems inside your home and in your garden (see our in and around your home’ leaflet for more information about pests and vermin)
• Treating minor mould growth (unless the problem results from rising or penetrating damp or pipe leaks)
• Relighting boilers and bleeding radiators
Chargeable works
In some circumstances, the repairs and replacements listed under “Your repair responsibilities” can be carried out on your behalf, if you agree to pay the cost of the repairs including VAT and an administration fee.
Where we have to carry out repairs to your home as a result of damage caused by you, your family, lodgers or visitors, you’ll be charged for the cost of this work.
Vandalism
If your home is vandalised you should report this to the police and they will provide you with an incident number. You should then report the details of the vandalism to us together with the incident number. We’ll then arrange for the repair to be carried out.
Moving out
If you’re leaving your home, we’ll inspect your home to determine if any repairs are required. Any repairs that are your responsibility will be noted and you’ll be given the chance to put them right. If the repairs aren’t carried out to our satisfaction you’ll be charged for the cost of the work.
Examples of these works include; very poor internal decorations, damage to doors and woodwork, major cleaning, putting right a badly-neglected garden, dealing with alterations or electrical work carried out without our permission and replacing missing keys. |
