Repairs and Maintenance
MWS will:
Complete emergency repairs within the target time of 24 hours, urgent repairs within the target of 5 working days, and routine repairs within the target of 20 working days
Prioritise all repairs based on their nature and urgency, taking into account any special needs of the tenant
Offer appointments for all non-emergency repairs, and send confirmation in writing or by text message
Complete 85% of repairs on the first visit (“right first time”)
Regularly report on our performance and publish this information on the website
Ensure staff and contractors follow our code of conduct
Service and check the safety of gas, oil and solid fuel appliances every 12 months
Inform you if you are responsible for paying the cost of a repair at the time you report it
Ensure our staff and contractors follow a code of conduct including wearing clear and visible identity badges
Publicise details of our 5 year maintenance programme on our website and keep it up to date
Consult you on design, layout and colour choices for kitchen and bathroom refurbishments
Monitor the quality of completed repairs to ensure an excellent standard and ask you if you are satisfied with them
Offer you opportunities to become involved in shaping and influencing the service
Provide access to an aids and adaptations service to help you if you have a disability
We will monitor these standards by:
Monthly reporting on the number of repairs completed on time
Monthly reporting on the number of appointments made and kept
Monthly reporting on completed repairs on first visit (“right first time”)
Monthly reporting on quality of work and conduct of contractors
Monthly reporting on post inspections carried out
Monthly reporting on oil and solid fuel checks carried out
Regular meetings of the tenants’ Repairs and Maintenance Monitoring Group
