Transfers
If you need to be re-housed and are currently living in accommodation provided by a registered social landlord in Somerset, you need to be registered with Homefinder Somerset.
More details and application forms are available from any of our offices or at Homefinder Somerset.
If you need to be re-housed, and are currently living in accommodation provided by Magna West Somerset in North or Mid- Devon, you’ll need to be registered with North Devon, or Mid- Devon District Councils.
Mutual exchanges
If you’re an assured tenant with a registered social landlord (housing association) or a secured tenant of a local authority, you have the right to exchange with another assured or secured tenant, providing you have written consent from your landlord, and from the landlord of the other tenant. The other person doesn't have to be living in a Magna property.
If you qualify, you can search for a suitable property through Homeswapper, which is a national database of RSL and local authority tenants wishing to exchange homes. This is a free service for Magna tenants. We’ll refuse your application to join the national database held by Homeswapper if your rent account is in arrears.
How do I qualify for an exchange?
Your rent must be clear.
You must have a clear rent account at least two weeks before moving.
The exchange must not cause overcrowding or unreasonable under-occupation.
If you have a joint tenancy with someone else, your partner must also agree.
You must not be undergoing eviction proceedings.
Can I move into any kind of property?
Your new home must be suitable for your needs. It mustn't be too big or too small. Some homes have been adapted or designed for people with special needs - unless you have special needs you will not qualify for these properties.
If you’re swapping with a tenant from outside Magna, we’ll provide the other landlord with a report on you. They’ll provide us in turn with a report on our new customers.
Once the exchange is agreed, your property will be inspected and you’ll be told of any work that you need to do before you move.
Once your exchange has been approved, you must give at least 14 days' notice before moving.
